No. We specialise in safe, storage-only loft solutions. This includes raised loft boarding, ladders, hatches, insulation and lighting. We do not carry out full loft conversions or create habitable rooms.

Yes. If your loft needs clearing before installation, we can remove and dispose of unwanted items safely. Your surveyor can advise on costs and availability during your appointment.

Our teams work cleanly and respectfully. Dust sheets and carpet protectors are used throughout your home and the area we’ve been working in is tidied before we leave. We aim to minimise disruption so you can enjoy a smooth installation experience.

You are welcome to stay at home, but you do not need to be present for the full installation. We simply ask that you are available at the beginning to let our team in and at the end so we can walk you through your new loft space.

Most installations are completed within a single day. Larger or more complex projects may take slightly longer, but your surveyor will confirm this during your loft survey appointment.

Alongside raised loft boarding, we offer ladders, hatches, insulation, lighting, lining, shelving, grab rails and balustrades. We can also replace, enlarge or relocate your loft hatch. Your surveyor will help you choose the upgrades that suit your home.

Loft boarding planning, building regulations & warranty

No. We install the only BBA-approved raised loft boarding system, which is recognised as safe for use in new build homes. It protects insulation, maintains the required airflow and does not affect your NHBC warranty.

No. Loft boarding for storage does not require planning permission. We do not carry out loft conversions or create habitable rooms, so no additional permissions are needed.

The BBA (British Board of Agrement) approves products that meet strict standards for performance, safety and durability. Using a BBA-approved loft systems means the materials have been independently tested and certified as suitable for their purpose, giving you confidence in the quality and long-term performance of your installation.

About loft boarding

Yes, absolutely. Loft boarding is suitable for many older homes and is actually a popular upgrade for properties built before modern storage and insulation standards were introduced.

We carry out a full assessment of your loft before any work begins. This allows us to check the structure, insulation depth, ventilation and access, and to identify anything that needs to be addressed, such as an asbestos survey for homes built pre 2000.

Whether your loft hatch needs to be changed depends on its current size, position and condition but in many cases, the existing hatch can be retained. 

During your free loft survey, your surveyor will assess your existing loft hatch and advise you of the best way to proceed.

Raised loft boarding is designed to sit above your insulation, protecting it so it can work properly. This method maintains airflow, helps to reduce moisture issues and keeps your insulation at the depth it needs to be to perform optimally. 

Standard boarding is usually installed directly on the joists and can compress insulation, reducing its effectiveness and potentially causing long-term condensation problems. Our raised system is the only BBA-approved method for boarding an insulated loft.

Our raised loft boarding system has been tested to carry long-term loads of up to ???kg per square metre, with temporary loads of up to ???kg per square metre for access and movement. This means you can store typical household items confidently, provided everything is spread evenly across the boarded area.

We offer three main ladder options. The aluminium ladder is light, strong and ideal for everyday access. The timber ladder offers extra insulation and a traditional look. The telescopic ladder is perfect for smaller spaces and tight landings. Your surveyor will talk through your space, your ceiling height and how often you plan to access the loft, then recommend the best ladder for your home.

Costs and finance

Every home is different, so costs vary depending on the size of your loft, the height of your insulation and the upgrades you choose, such as ladders, lighting or insulation top-ups. Your surveyor will provide a clear, itemised quote during your free loft survey so you know exactly what is included.

A deposit is required to secure your installation date. The amount will be confirmed during your survey, and you will have the option to pay in full or choose a finance plan if that suits you better.

We offer finance options through our trusted partner, Omni Finance, to help make loft boarding more afforable and allow you to spread the cost in a way that suits your budget.

Eligibility is subject to approval by Omni Finance, but the minimum requirements are:

  • You must be over 18 years of age
  • You must be working at least 16 hours per week
  • You must have a minimum of 3 years of UK address history

Loft Ladder FAQs

It depends on your space and how often you plan to access your loft. Aluminium ladders suit most homes, timber ladders offer added insulation and comfort, and telescopic ladders are ideal for tight spaces. Your surveyor will guide you through the best options during your survey appointment.

Yes. We can replace, enlarge or relocate your loft hatch to create a safer, more practical entrance. We offer a wide range of insulated hatches and can recommend the best style for your home.

Absolutely. Our ladders are tested for strength, stability and everyday use. When professionally installed, they provide secure footing, smooth operation and a safe climb every time.

Our installers take care of everything, including protecting your home ahead of starting our work. We simply ask that your loft is empty and the area below the hatch is clear before we arrive.

Most loft ladders are installed in just a few hours. If you also need a new hatch or enlarging work, this may take slightly longer, but everything is completed in the same visit wherever possible.

Yes. All our ladder and hatch options are suitable for new-build properties and are installed in a way that protects insulation, airflow and energy performance.

Loft Hatch FAQs

It depends on your space, energy goals and how often you use your loft. UPVC hatches offer strong insulation and low maintenance, timber hatches bring a traditional look with excellent thermal performance, and bespoke metal hatches are ideal for non-standard openings. Your surveyor will walk you through the best options during your survey appointment.

Yes. Modern loft hatches include built in insulation and draft proof seals that help reduce heat loss around the loft opening. Upgrading your hatch is a simple way to support a warmer, more efficient home.

Absolutely. If your current hatch is draughty, ill-fitting or awkward to use, we can replace it with a secure, insulated version that looks clean and operates smoothly.

Yes. If your hatch is too small for storing items or feels cramped to access, we can safely enlarge the opening and install a new insulated hatch. This is a common upgrade and usually completed in the same visit.

Yes. Our bespoke made to measure metal loft hatch is perfect for homes with non-standard or awkward spaces. It provides a precise fit, strong construction and reliable insulation.

In most cases, hatch replacement or enlargement is completed in just a few hours. More complex relocation work may take longer, but we aim to complete everything in one visit whenever possible.

Nothing special. We only ask that your loft is empty and the area below the hatch is clear. Our installers bring all protective coverings and take care to keep your home tidy during the work.

Loft Lighting FAQs

Good lighting makes it much easier and safer to access and organise your loft. A properly installed light helps you see clearly, reduces the risk of accidents and makes occasional visits far more convenient.

LED batten lights provide bright, even lighting and are ideal for most lofts. If your loft has no mains power, a battery-operated LED light is a simple and effective alternative. Your surveyor will help you choose the right option.

In many cases, yes. Instaspark can safely install a single or double socket where there is an accessible electrical supply.

Absolutely. All installations are carried out by qualified electricians who follow the latest wiring regulations and industry standards. Instaspark’s NICEIC Approved Contractor status confirms that their work is regularly assessed for safety and compliance.

Most lighting or socket installations are completed in a single visit. Your installer will let you know if any additional work is required.

We only ask that the area below the loft hatch is clear. Instaspark’s electricians will handle the rest. 

Loft Shelving FAQs

Truss shelving is lightweight shelving fitted between the trusses in your loft. It uses the areas that can’t be boarded, giving you extra storage without taking up floor space.

Truss shelving is ideal for lighter items such as seasonal decorations, small boxes and household essentials. It helps keep your loft tidy by lifting items off the floor.

Most trussed-roof lofts are suitable. Your surveyor will check the layout of your loft and advise you on the best shelving locations during your appointment.

The shelving is designed to hold up to a maximum of 25kg per m2.

Loft shelving is a quick, simple upgrade. In most cases it can be installed during the same visit as your loft boarding or ladder installation.

No preparation is needed. We only ask that your loft is empty and the area around your loft hatch is clear so our installers can work safely.

Loft Insulation FAQs

A significant amount of heat can escape through the roof if insulation is missing or too thin. Upgrading your insulation helps your home retain warmth more effectively, improving comfort and reducing unnecessary heat loss.

Our surveyors check the depth and condition of your current insulation during your appointment. Many homes fall short of the recommended 270 mm, especially in older properties or lofts where insulation has been disturbed or compressed.

We use Glass Mineral Wool, a high-performance, non-combustible insulation made with up to 80% recycled content. It is manufactured using ECOSE® Technology and is designed to be non-itchy, lightweight and long-lasting.

Yes. Increasing your insulation depth helps your home hold onto heat for longer, making it easier to keep your living spaces comfortable.

Not at all. When installed alongside a raised loft boarding system, the insulation remains uncompressed and able to perform correctly. This creates a safe, efficient combination for both energy performance and storage.

No preparation is needed. We only ask that your loft is empty and the area around your loft hatch is clear so our installers can work safely.

Yes. You can choose insulation as a standalone upgrade, or combine it with loft boarding, shelving or lighting as part of a full loft improvement.

Yes. This insulation is non-combustible with an A1 Euroclass fire rating and contains no added formaldehyde. It is designed for safety, comfort and improved indoor performance.

Most insulation installs or top-ups can be completed in a single visit, depending on loft size and access. Your surveyor can give you a clear timeline during your appointment.

If you have items stored in your loft, we ask that the space is cleared before installation. Your surveyor will let you know what needs to be removed and if there are any exceptions.

Loft Balustrades & Loft Lining – FAQs

A balustrade or grab rail provides added stability and peace of mind when accessing your loft. It creates a safe barrier around your hatch opening and gives you something secure to hold onto, especially when climbing in or out.

While not a legal requirement, it is strongly recommended for safe access. A balustrade reduces the risk of falls and makes your loft entrance safer for all ages and abilities.

A balustrade surrounds the loft opening and creates a physical safety barrier. A grab rail is a single, secure handhold fitted near the hatch for added support. Both improve safety, but a balustrade offers the highest level of protection.

Most lofts can accommodate a balustrade or grab rail. Your surveyor will confirm the best option based on your loft’s layout and access point.

Loft lining improves the cleanliness and appearance of your loft. It helps keep dust, debris and insulation fibres away from your belongings and gives the space a more finished, tidy look.

This lining provides a clean barrier between your belongings and the roof, especially useful in older homes with no existing roof lining. It helps protect items from dust and offers a draught-resistant layer that contributes to better overall efficiency. It can be fitted neatly along the rafters or dropped down to cover insulation and exposed areas.

A foil lining offers enhanced thermal performance, reflecting up to 97 percent of heat. This helps keep the loft cooler in summer and warmer in winter, and reduces moisture levels in unlined roof spaces. It also provides a polished, modern appearance while hiding untidy roof details.

The breathable membrane is ideal for general dust protection and cleaner aesthetics. The foil membrane suits customers wanting improved thermal performance, moisture reduction and a premium finish. Ask your surveyor for more information.

No. Both membrane types are designed to work safely alongside raised loft boarding and insulation. They won’t compress existing insulation or affect airflow when installed correctly.

No. This upgrade is only suitable for older properties.

Most balustrades, grab rails and lining upgrades can be installed during the same visit as your loft boarding or ladder installation. Your surveyor will advise if additional time is needed.
